Lands Available for Taxes (LAFT)

​​When properties are advertised for tax deed sale at public auction, and no bidders appear at the public sale to purchase the properties, Broward County Records, Taxes and Treasury Division is required to enter the land on a list entitled "Lands Available for Taxes" and to notify the Board of County Commissioners and all other persons holding certificates against the property that the property is available.

Pursuant to Florida Statute 197.502(7), for the first 90 days that a property is on the Lands Available for Taxes list, only the County may purchase the property for the opening bid. After 90 days have expired, any person or governmental unit may purchase the land for the opening bid, subsequent omitted taxes, plus any accrued interest, documentary stamps, recording and indexing fees.

A Word of Caution

Not all properties on the Lands Available for Taxes list are desirable. Interested parties should conduct extensive research to obtain information regarding liens and/or encumbrances on these properties, and the status of the title.

How to Purchase Lands Available for Taxes

  1. View the Lands Available for Taxes list online. This list can also be viewed and/or purchased at:

  2. Review the property listing and the tax deed file. After you complete your research, contact Broward County Records, Taxes and Treasury Division for a quote for the amount due to purchase property.

    - Requests for quotes are accepted Monday through Friday.

    - Up to three quotes per individual per day can be requested.

    - Quotes are typically available within 3-5 business days. To receive your quote via e-mail, please provide an email address at the time the request is submitted.

    - Quotes are valid through the date specified on the bottom of the quote you receive. Deadline for payment is the third Friday of the month, to ensure that the payment is validated and the paperwork is completed by the last working day of the month. On the first day of the new month, additional interest and fees would be due and a new quote would be required.

    - Due to the possibility of error, omission and events beyond our control, no warranty or guarantee is expressed or implied as to the accuracy of any given quote. Buyer beware! Use good judgment and always verify prices before you purchase.
  3. Once a quote has been received, to purchase a property, you must come to:

    - Only cashier’s checks are accepted, for the total amount of the quote prior to the specified deadline.
     
    - Purchaser must present valid government issued photo identification (i.e. driver's license, state ID card Passport, etc.).

    - If the property is being purchased in the name of an entity other than the individual, the buyer must present proper documentation (i.e. power of attorney, corporate papers, etc.) that shows that he/she is authorized to sign as purchaser on behalf of the entity.
