Affordable Housing Development of 1201 NW 31st Avenue, Pompano Beach, FL

The Broward County Housing Finance Division (HFD) announces the availability of a vacant 5.19 acre site located at 1201 Northwest 31st Avenue, Pompano Beach, Florida 33069 (“Property") and is requesting applications from developer applicants to redevelop the Property into a mixed-use multi-family affordable housing rental development.

ELIGIBLE PROJECTS FOR AFFORDABLE HOUSING DEVELOPMENT OF 1201 NW 31ST AVENUE, POMPANO BEACH, FL 33069

Mixed-use affordable housing rental development with a minimum of 200 affordable units that are income restricted up to 80% of the Area Median Income (AMI) for a minimum of 60 years.  There is a desire that the development will be mixed income, including moderate-income housing units up to 120% AMI and market rate units.

LAND CONVEYANCE

The Property will be conveyed to the awarded Applicant as a long-term ground lease for a minimum of sixty (60) years.  Applicant shall propose an initial lease payment in addition to annual lease payments. The final lease terms will be subject to negotiation with the recommended Applicant.

The RFA will be available on Friday, August 16, 2024, at Broward County's Housing Finance Division, 110 NE 3rd Street, 3rd Floor, Fort Lauderdale, Florida 33301. The deadline to submit proposals is Friday, September 27, 2024, at 12:00 p.m. All applications received after 12:00 p.m. on September 27, 2024, will not be accepted and will be returned to the applicant.
