Local Planning Agency (LPA) Meetings

​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​The Local Planning Agency (LPA) makes recommendations to the Board of County Commissioners on proposed re-zonings, amendments to the Comprehensive Plan and Map Series, and updates to the Land Development and Zoning Codes. The meetings are open to the public and notices are published at least 10 days in advance in the Sun Sentinel and on the County's website. Public comments are incorporated into the staff report that is forwarded to the Commission.

Meetings are held at Government Center West, 1 North University Drive, Plantation, FL 33324​​. Free Parking. Please allow time to register with Security upon arrival.

Site Plan Applications in BMSD

Section 39-413 of the Broward County Zoning Code provides for administrative review and approval of all site plans in the Broward Municipal Services District (BMSD)/Unincorporated area. Site Plans are submitted to the Urban Planning Division and reviewed by county agencies.  A sign is placed on the site to notify the public that an application is pending.  Prior to approval o any new Site Plan in a residential neighborhood, the applicant must hold a meeting with residents and the neighborhood association to inform them of the project and address any issues or concerns.  Affected parties may also submit written comments (email to Zoning@broward.org) to be considered during the site plan approval process.

Proposed Site Plans authorized under Florida Statute 125.01055(7), Affordable Housing, shall be administratively approved upon a finding that the development satisfies the county’s land development regulations for multifamily developments in areas zoned for such use and is otherwise consistent with the comprehensive plan; however, the development must comply with provisions establishing allowable densities, floor area ratios, height, and land use.  This policy does not apply to airport-impacted areas as provided in Florida Statutes 333.03.
